STAIVO TERMS AND CONDITIONS
“Terms and Conditions” last material update was made on: January 5, 2025 for visiting Staivo (https://staivo.com).
1. Acceptance
By confirming a booking, registering an account, or using any Staivo accommodation services, you agree that you understand and accept these Terms and Conditions (“Terms”), which apply in conjunction with all other documents and policies referenced herein.
These Terms are a legal agreement between you and Staivo (https://staivo.com) and govern all use of Staivo’s website, content, accommodation listings, and related services (the “Site”).
Staivo reserves the right to update or modify these Terms at any time. Continued use of the Site after any update constitutes your agreement to the revised Terms.
2. Definitions
- Applicable Law: Any law, statute, regulation, rule, or guideline in force where Staivo operates, governing use of the Site, accommodation, and all related services.
- We/Us/Our: Staivo, the Site owner and accommodation provider.
- You/Your: The user, guest, or anyone accessing or using Staivo’s Site or services.
- Guest: Any person making a booking or staying in a Staivo-managed property.
3. Booking & Payment Terms
- Bookings: Must be made at least 14 days prior to arrival for verification processes. All bookings begin as inquiries; instant bookings are not supported.
- Confirmation: Requires a completed rental application, government-issued ID, and stated purpose of stay.
- Deposit & Bonds: Weekly stays require one week’s rent + one month’s refundable bond; monthly or longer requires first month’s rent + bond (5% discount for 30+ days).
- Payment: Bank or wire transfer only. No credit cards.
- Agreement: Booking confirmed only upon payment and signature of rental agreement.
4. Cancellation & Refund Policy
- Full Refund: Cancel more than 4 weeks before arrival.
- Partial Refund: 50% refund if cancelled within 1 week of arrival.
- Post-Arrival: Refunds only if property-related issue reported within 7 days. All payments non-refundable after 7 days.
- Bond Refunds: Refunded within 24 hours of check-out subject to property inspection.
5. Check-In, Access & Key Policy
- Check-In: From 2:00 PM or as arranged.
- Access: Digital lock codes provided 24–48 hrs before arrival.
- No Physical Keys: For improved security.
- Code Sharing: Only with registered guests.
6. Check-Out Responsibilities
- Check-out is 10:00 AM unless pre-approved.
- Guests must wash dishes, empty fridge/freezer, separate towels, shut appliances, remove trash.
- Non-Compliance Fee: $200 AUD for failure to meet check-out standards.
7. House Rules & Conduct
- Max 3 guests per bedroom; 6 per 2-bedroom unit unless approved.
- Furniture placement must be maintained. Pets only with written approval.
- Drones allowed if non-disruptive. Smoking only where permitted by law.
- Quiet hours and neighbor respect required. No subletting or commercial use.
- Compliance with all applicable laws required. No hazardous, illegal materials. Respect for staff, neighbors, property required.
8. Services & Utilities
- Fully furnished, includes utilities, Wi-Fi, basic cable.
- Starter toiletries provided, guests bring personal items.
- Baby equipment on request (subject to availability).
9. Property Maintenance & Entry
- 24–48hrs notice for routine inspections or repairs.
- Emergency entry may occur without notice.
- Sale/Rebooking viewings set outside guest occupancy when possible.
10. Guest Property & Liability
- Staivo is not responsible for lost, stolen, or damaged property.
- Forgotten items held 6 months then disposed of.
- Guests indemnify Staivo against damages or losses due to misuse/negligence.
11. Legal & International Compliance
- All operations comply with laws of host jurisdictions, including:
- Australia: Queensland Tenancy Act 2008
- USA: Relevant state lodging laws
- UK/EU: Consumer Contracts Regulations 2013
- Canada: Provincial Residential Tenancies Acts
